EPC D to C Upgrade Will Cost Thousands?!?

EPC upgrade costs of thousands?

There have been many tabloid articles published claiming an EPC D to C Upgrade Will Cost Thousands?!? This however is rather sensationalist, with many properties requiring only a small amount of upgrading to achieve the next band up.

🏠 Upgrading from EPC D to C isn’t always sky‑high

EPC D to C Upgrade Costs Thousands?!? While some sources cite averages like £6,000+ (with some detached homes reaching £12k+), many properties, especially flats, mid‑terraces or those with prior improvements, can cost significantly less. That’s because:

  • Building makeup matters: Solid-wall homes needing major insulation cost more; cavity-wall or already insulated properties may require minor tweaks such as heating control upgrades or an extra 100mm of loft insulation to bump from D to C.
  • Measured data helps: Under the new RdSAP 10 rules, accurate info (e.g., air-tightness tests, U-values, exact glazing details) can score better, even small interventions, without major refurbishment.
  • Tailored work = savings: A bespoke assessment allows you to estimate your specific property’s improvement cost more realistically – often under ÂŁ1,000–£2,500 for typical flats or modest homes.

⚙️ RdSAP 10 released June 15, 2025

Yes, the new Reduced Data SAP version 10 has just come into effect with big implications:

  • It’s the most extensive overhaul in over a decade
  • Assessors must now collect detailed data: individual window measurements, ventilation types, roof and wall specifics, lighting, hot-water tank characteristics, and more
  • Crucially, real-world measurements (e.g. air-pressure tests, precise insulation U‑values, documented heating system data) get priority over generalized assumptions, letting owners capture improvements already made
  • However, this rigor means more time on-site and higher EPC survey fees, though that varies by assessor and complexity

🔍 Why this matters and why caution is warranted

  1. Not every property needs thousands of pounds
    A lightly upgraded flat could reach C with moderate spend—especially if you can document existing measures.
  2. RdSAP 10 opens doors to evidence-driven improvements
    Got certificates or evidence for insulation and windows? Boiler manual or GC number? Air-test results? These can materially improve your rating without heavy retrofit
  3. Beware of sensational numbers
    Blanket figures—£6k, £12k, etc.—often ignore property variation and now that RdSAP 10 is live, we can’t rely on old averages.
  4. Uncertainties remain
    Early adopters of RdSAP 10 will help calibrate survey times, pricing, and real-world uplift outcomes. It’s prudent to proceed with measured expectations.

✍️ Think twice before assuming a big bill to move your home from EPC D → C

Today, June 15, 2025, sees the introduction of RdSAP 10—the most comprehensive EPC update in over a decade. What does that mean?

1. Detailed data matters: Assessors will now log exact window sizes, insulation specs, heating system docs and air-test results. That means already-installed efficiency features like upgraded glazing, internal wall insulation, smart heating controls can now officially count.

2. Tailored upgrades, not blanket costs: The dreaded £6k+ estimates stem from averages across wide home types. But if you live in a mid-terrace or flat, especially one with partial improvements, your D→C journey could cost significantly less.

3. It’s early days: RdSAP 10 just launched. It’s still unclear how long surveys will take, what fees will settle at, or what uplift you’ll get. So, don’t panic if you see sensational headline figures yet.

4. What you can do now:

  • Gather receipts/documentation—boiler specs, insulation work, window installations.
  • Consider air-tightness testing (~ÂŁ200–£250) to give your EPC a leg up
  • Reach out for a bespoke, property-specific ballpark estimate from a trusted DEA.

Bottom line? Upgrade costs are not one-size-fits-all. And with RdSAP 10 live today, a smarter, evidence-based path to EPC C is within reach—without fear of tabloid-level horror stories.

đź›  Real-World Example: From D to C

I recently carried out an assessment on a 1950s detached property in Stanley that was sitting at a low EPC D at 60. Remember the threshold for a C is 69. The owner had already installed double glazing and a gas combi boiler, but was unsure what else was needed. The property was around 90m2 in size, with a heat loss perimeter on each floor of around 25m2, ceiling heights around 2.30m, uninsulated suspended timber floors, had a gas fire, a programmer and room thermostat and 100mm of loft insulation, but crucially no cavity wall insulation.

After modelling the property, I advised the following measures to bring the property to a C:

  • Upgrading to 270mm of loft insulation (~ÂŁ300 material cost, ~ÂŁ100 labour cost)
  • Installing 5no smart thermostatic radiator valves (~ÂŁ300 installed)
  • Upgrading to smart thermostat and programmer (~ÂŁ150 installed)
  • Cavity wall insulation (~ÂŁ2,500 installed)

With these upgrades totalling around ÂŁ3,350, the property comfortably reached a EPC C rating as illustrated below with no significantly disruptive works which is around half the tabloid quoted price. Furthermore, this was estimated to save the resident around ÂŁ400 per year in energy costs, meaning the works would pay for themselves in just over 8 years at current energy prices. As the resident was planning to stay here forever, he was more than happy with this.

However, after further discussions with the resident, it turned out he was eligible for works under the Great British Insulation(GBIS) scheme. This meant the cavity wall insulation works were fully funded by the gentleman’s energy company and the government. This meant he only paid ÂŁ850 for the required works, meaning he will be paid back in around 2 years!

This example shows that each property and individual circumstances are unique and therefore national, serialist headlines do little to serve customers, who should speak to energy assessors about their own circumstances and not worry about headline grabbing tabloids.

Upgrading your EPC is often more achievable than people think, especially with the right guidance.

It must be borne in mind that this was a detached property with a large Heat Loss Perimeter. Older Mid-terraced properties, which comprise a significant amount of existing housing in the UK, share two party walls with neighbouring properties and are often narrow in width, meaning their Heat Loss Areas are significantly smaller. This means that these properties are often extremely simple and cost effective to upgrade, saving residents hundreds of pounds per year.

💸 Don’t Forget: You Too May Be Eligible for Grant Funding

Many homeowners and landlords may be eligible for grant funding or subsidised schemes to help cover the cost of energy improvements.

Through schemes like ECO4, GBIS, Local Authority Flex, and other regional energy efficiency programmes, you could receive support for insulation, heating upgrades, and ventilation work – often at little or no cost, especially if you’re on certain benefits or low income.
