Are you a Landlord in North East England?

Landlord EPC Requirements in Durham, Northumberland, Consett, Hexham & Gateshead

If you’re a landlord in the North East – including Durham, Consett, Hexham, Stanley, Gateshead and Northumberland – you’ll know that Energy Performance Certificates (EPCs) are more than just paperwork. They’re a legal requirement for almost every rental property in the UK, and the rules are tightening.

As a qualified and experienced Domestic Energy Assessor, I work directly with landlords to help them stay compliant, avoid penalties, and improve property energy efficiency across the region.

✅ Do I Need an EPC as a Landlord?

Yes. If you rent out a property, you must have a valid EPC in place. It must be rated at least Band E. Anything rated F or G is considered non-compliant unless you have a valid exemption.

It’s the landlord’s legal responsibility to make sure the EPC is in place and valid before a new tenancy begins – or risk a civil penalty of up to £4,000.

📋 What Does the EPC Include?

Your Energy Performance Certificate shows:

  • The current energy rating (from A to G)
  • Estimated heating, lighting, and hot water costs
  • Carbon emissions
  • Recommendations to improve the rating

Most landlords can improve their EPC rating with low-cost changes like LED lighting or insulation upgrades — and I’m happy to advise you on these.

📍 Areas I Cover for Landlord EPCs

I work with landlords across the North East, including:

  • Durham
  • Stanley
  • Consett
  • Hexham
  • Gateshead
  • Northumberland

Whether you’re managing a single buy-to-let or a portfolio of HMOs, I can provide fast, affordable EPCs with full support and guidance.

⚠️ What If My EPC Is Rated F or G?

Don’t panic. Many older properties still score low, but often this can be improved quickly. I’ll identify the most cost-effective ways to lift the rating to Band E or better. I can also advise on exemptions if applicable (e.g. listed buildings or properties where upgrades aren’t possible).
