EPC issues in Derwentside
As a local EPC assessor working across Consett, Stanley, and wider Derwentside and County Durham, I see the same issues again and again in homes that receive a low Energy Performance Certificate (EPC) rating.
If you’re planning to sell, rent, or improve your home, watch out for these common EPC problems that can drag your score down and cost you more in the long run in energy bills.

1. No or Poor Loft Insulation
Loft insulation is one of the easiest and cheapest ways to boost your EPC rating. But many older homes either lack insulation entirely or only have a thin layer, far below the recommended 270mm. Topping this up is often the first recommendation on EPC reports.
2. Inefficient or Outdated Boilers
Old, non-condensing boilers are common in EPCs rated D, E, or below. Replacing them with a modern condensing boiler (or heat pump, if viable) can raise your score by several points and lower your heating bills at the same time.
3. Single Glazing
Properties with original single-glazed windows often lose significant heat through glass and frames. Switching to modern double glazing not only improves comfort but also raises your EPC rating, especially if it replaces old timber or metal-framed units.
4. Lack of Cavity Wall Insulation
Many 1930s–1980s homes have uninsulated cavity walls. This is a major contributor to heat loss. If your walls are suitable for cavity insulation, this one upgrade alone can make a big difference on your EPC score.
5. Outdated or Missing Heating Controls
Thermostatic radiator valves (TRVs), room thermostats, and programmable timers are small improvements with big EPC impact. Homes with no controls, or with just a single boiler dial, get marked down heavily in RdSAP assessments.
